Leasing procedure


Lease ProcedureParticipant:

Step 1. Enquiry

a. You make enquiry by call +86 21 52282586 / 29075588 or email marketing@landinshanghai.com with your individual requirements and needs.

b. You submit the request showing format to us after look through our online listings and found your preferred property.

Step 2. Initiation

a. We contact you within 1 working day to initiate discussion with you regarding your move and your alternatives in Shanghai.

b. We contact you within 1 working day after update the availability of the property that you referred in our online listings.

Our bilingual property agent will study your initial requirements, and confirm some questions with you so as to be clearer about your needs and concern.

Step 3. Search

We launch our search engine both search in our database and source nets to get as many properties as possible that correspond with your requirements.

Step 4. Feedback

Our bilingual property agent will send you a series of housing alternatives with photos via email based on your requirements.

Step 5. Inspection

Arrange for you to view the properties that you found to be of interest and give you a local orientation of the surrounding for each visited property. All transportation costs are to be covered by LandIn Shanghai Property Agency.

Step 6. Negotiation and offer letter

Once you have identified the ideal property, we will negotiate the favorable clauses under the lease term for you.

Negotiation items include redecoration / refurbishment, rental price, repair and maintenance, memberships, etc.

Upon completion of negotiation, we will issue an offer letter to landlord, explaining your opinions about rent and other requirements.Contents in the offer letter include offering price, any requirements on refurbishment, additional furniture or appliance, mode of rental payment etc.).

Step 7. Contract Settlement

Once both parties have accepted and executed the offer letter, We will draft the lease agreement based on the offering letter.

Overview the signing of the contract between you and the landlord.

Step 8. Execution of lease agreement

Upon execution of lease agreement, you need to pay for the security deposit (normally two-month rent) and pre-pay for the first month rental. And the landlord shall start to prepare the property.

Step 9. Pre-Check in

We will appoint with the landlord to make pre-check for the property ahead of your formal move in date 5-15 days, so as to make sure the property will be in proper condition according to the signed contract. If required items are not thoroughly fulfilled, we will remind the landlord as emergency.

Step 10. Check in


On the date that the landlord hand over the property to you, we will accompany you to ensure the property condition, conduct a furniture and home appliance check list based on the leasing agreement, and note the initial utility readings to set the cut-off date of the utility payment

Step 11. Residence registration

We will assist you to register your residence at the local police station.

Step 12. After sales service

Acclimation to your new home, which includes configure internet access and WiFi setting, use of home appliance, mode of utility bill payments, maid recommendation, etc.

During the contract period meditate between you and the landlord; organize for both parties such as repair and maintenance.

Step 13a. Moving out


We will accompany you in the property to hand over the property to the landlord, check condition by initial record.

We will conduct utility meter readings to ensure the cut-off date of the utility bill settlement.

Return of deposit from landlord.

Step 13b. Renewal

We will assist you to conduct a market research on the revised rental around the neighborhoods.

Re-negotiation on renewal terms and rental.
